Separate extensions constructed at the same time may be aggregated together.

Type of work Total
1. Erection of a detached building which consists of a garage or carport or both having a floor area not exceeding 40m² in total and intended to be used in common with an existing building and which is not an exempt building. £627 or £690 fast track service (£644 (£708 fast track service) from 1 April 2025)
2. Garage conversions where the total floor area of which does not exceed 30m², including means of access and work in connection with that extension. £627 or £690 fast track service (£644 (£708 fast track service) from 1 April 2025)
3. Any extension or loft conversion where the total floor area of which exceeds does not exceed 30m², including means of access and work in connection with that extension. £800 or £880 fast track service (£822 (£904 fast track service) from 1 April 2025)
4. Any extension or loft conversion where the total floor area of which exceeds 30m² but does not exceed 60, including means of access and work in connection with that extension. £1,102 or £1,212 fast track service (£1,132 (£1,245 fast track service) from 1 April 2025)
5. Any extension or loft conversion where the total floor area of which exceeds 60m² but does not exceed 100, including means of access and work in connection with that extension. £1,309 or £1,440 fast track service (£1,345 (£1,480 fast track service) from 1 April 2025)
